Coventry City confirmed the news, revealing that several clubs have shown an interest in the 23-year-old.
Eustace has played a major role in The Sky Blues' push for promotion this season and has played in 23 games for Gary McAllister's side.
He is now travelling to The Riverside to undergo a medical and should complete his move on Friday.
"We're always on the lookout for talented young English players and Eustace fits that description perfectly," said Boro boss Steve McClaren.
"Eighteen months ago he was playing in the Premier League and looked to have a bright future.
"Then he picked up a bad injury to set him back a little and he's only started playing regularly again this season but we've always kept an eye on him.
"This is an ideal opportunity to take a close look at him, giving us cover in central midfield at a time when we are very light."
The youngster, who has made over 80 appearances for Coventry, will join Boro with a view to a permanent move.
Meanwhile, Coventry City's Youssef Safri will be out for up to two months after undrgoing a hernia operation this week.
