The 28-year-old was surplus to requirements at Santiago Bernabeu and negotiated a release from his contract.
Racing Santander had been the early favourites to secure Munitis's signature after the attacker enjoyed a loan spell with the club last term.
Premiership outfit Middlesbrough were also striving to reach a deal with Munitis to team the player up with his Spanish international colleague Gaizka Mendieta at The Riverside.
But Deportivo's offer has proved the most attractive for Munitis, who has agreed terms to move to La Riazor and has also passed a medical.
Munitis is expected to be unveiled by Depor on Thursday afternoon and he can look forward to Champions League football with the Galician club this season.
Real sporting director Jorge Valdano confirmed the Spanish champions were happy to offload Munitis as his departure trims the Bernabeu wage bill.
"He has received the freedom letter from his contract and he is master of his destiny," said Valdano.
"He will almost surely play for Deportivo and we are content because we will save a wage for the next year."
Meanwhile, Depor goalkeeper Juanmi is set to join Liga new boys Murcia after the two clubs struck a deal.
Depor's capture of Uruguayan international Gustavo Munua has pushed Juanmi down the pecking order and he will ink a contract with Murcia upon the completion of a medical.
