The former Blackburn man has been plagued by hamstring problems for some time and he was ruled out for the season after breaking down in training last month.
A consultation with the club's medical team initially pointed to Dunn undergoing hamstring surgery, but a specialist in the field feels the root cause may not lie in the midfielder's leg.
Dunn has been told that his problem may stem from his back, with a nerve not acting as it should, and surgery has been scheduled for a week on Saturday which the club hope with cure his troubles.
"Dunny will have his operation a week on Saturday," Blues chief Steve Bruce told icBirmingham. "We made the decision to write him off for our remaining games and we hope to have him back in time for pre-season with us so he can do all the stuff he possibly can to get fit."
Muzzy Izzet, meanwhile, is making slow progress from his knee injury but Bruce is hopeful he will be fit for the final run-in.
"It's a difficult one with him but we are quite confident there's nothing too serious," said Bruce. "The bruising he's had on the bone caused it to splinter.
"We've got to wait for all that inflammation to settle down properly."
