Reid has guided The Black Cats from the Nationwide First Division to the brink of European qualification in just under five years on Wearside, and chairman Bob Murray is keen to hold on to the former Everton midfielder whose contract expires in the summer.
"We have to make sure we give Peter what he wants or we could lose him," Murray said.
"We know other people are looking at him, but he is important to the future of this club and we want him to stay for an awful long time."
Valencia are believed to be monitoring the situation, but Reid has said he foresees no problems and should sign the deal soon.
Meanwhile, Reid was unhappy with his side's discipline as they crashed to a 2-0 defeat at Leicester on Saturday.
Reid's side had John Oster stupidly sent off for a late challenge on Robbie Savage, but Reid said he will watch it again before deciding on the former Grimsby and Everton starlet's fate.
"There didn't seem to be a lot of contact. We'll have to have a look at it more closely on a video replay," Reid said.
"The truth is, though, we lack discipline at certain times and lack belief.
"That's why we lost two bad goals and were unable to pull ourselves back.
"We had chances, but you make a rod for yourself when you lose a man and it was difficult to get a result after that."
