A victory would have taken the visitors to the top of the table but Cresswell, who had not scored in his last five matches, struck in the 13th, 30th and 43rd minutes.
His first goal came from an Eddie Lewis free kick and he doubled his tally from Youl Mawene's long pass after Preston counter-attacked from a Sunderland corner.
America international Lewis was again the provider as Cresswell completed his hat-trick two minutes before half-time.
Sunderland boss Mick McCarthy made a double change at half-time, bringing on Chris Brown and Sean Thornton.
And after Steve Elliott's close-range finish, Thornton scored Sunderland's second consolation goal but they could not get a third to earn a point.
