Sunderland owner Stewart Donald is in talks to sell the club, Sky Sports News understands.
Donald acquired the Sky Bet League One club from Ellis Short in a £40m takeover last May and wrote off the club's debt.
Sky Sports News understands Donald has received a number of offers, but has yet to agree to any deal and is currently deciding on his next move.
Prior to completing his takeover of Sunderland, Donald was the owner of National League side Eastleigh for eight years.
Sunderland begin their play-off campaign against Portsmouth on Saturday night, with the first leg of their semi-final clash at the Stadium of Light.
Manager Jack Ross, who was appointed by Donald last May, led Sunderland to a fifth-place finish in League One this season, losing just five of his 46 league matches.
