The home side played the final third of the contest a man light after Dieter Van Tornhout collected two yellow cards.
Tornhout was booked early in the piece for dissent and left his team-mates with a numerical disadvantage when he was booked again after 63 minutes.
It looked like AZ would end the night a frustrated outfit, but Perez struck to lift the side one point clear of Feyenoord, who have a game in hand.
